Many existing buildings have no practical way to heat or cool them at the tenant’s expense. So it gets rolled into the rent, but the owner still foots the bill – for the conscientious tenant as well as the hog who will set the thermostat to 80 in the winter and 65 in the summer, or leaving the window open just because he doesn’t have to pay for it. Controlling distributed equipment in individual apartments has always been a problem as the installations tend to so disruptive with a lot of finish repair. SCS’s Power Line Carrier Technology allows a simple solution, using the existing building wiring to get control signals to each apartment. Our sophisticated control strategies can even outsmart your hogs. A locked thermostat will still call for heat if the window is open but our software will take outside air temperature and humidity into account and energize the heating or cooling equipment only for the amount of time needed to maintain a sensible temperature in the individual apartment. For example you will not need the full 12,000 btu output of your apartments heater at an outdoor temperature 40 deg F (if windows and doors are closed as they should be), probably 3,000 btu will do the trick of maintaining a 70 deg F comfort level. WHY GIVE THE TENANT ANY MORE THAN THEY NEED? We can run the heat 25% of the time in short on /off cycles and the tenant will be perfectly comfortable. If they should open windows and choose to waste their heat that is not your problem. Should they set their thermostat to 80 deg F??? – their apartment will never get that warm because you now will only be sending enough btu’s for the true need, never enough to waste. The software formulas can be customized for each individual apartment and can be altered to be based on exposure, size, or even type of tenant if there are health needs to be addressed
